Landlord Insurance: Buildings, Liability and Loss of Rent

Explore common landlord insurance sections and the records landlords should keep for property, tenant, and claim decisions.

Home-related insurance varies by country, property type, lender requirements, and local hazards. A useful comparison makes the coverage boundaries visible before a loss occurs.

Landlord cover may include the building, owner’s liability, legal expenses, loss of rent, alternative accommodation, malicious damage, and unoccupied-property conditions. Not every policy includes each section. The right combination depends on whether the property is furnished, occupied, vacant, short-term, or managed by an agent.

Tell the insurer about renovations, multiple occupants, pets, licensing, locks, alarms, and periods without a tenant. A standard home policy may not respond to rental activity. Keep the tenancy agreement, inspection reports, rent ledger, repair invoices, and communications in one secure record.

Review who is responsible for buildings, contents supplied by the landlord, accidental damage, and tenant belongings. Encourage tenants to arrange their own contents cover rather than assuming the landlord’s policy protects personal property.
